Additional Property Attributes

Standard and other historical sources were able to document that the property was developed with dwellings prior to 1949. Between 1969 and 1974, the western structures were demolished and a commercial building was constructed. The eastern portion was cleared and a commercial structure constructed in the northeast portion between 1969 and 1974. Based on review of aerial photographs and regulatory files, the eastern portion of the property was used for a bulk oil plant and four aboveground storage tanks (ASTs) were located in the eastern cleared area (south of the eastern commercial structure) beginning between 1969 and 1974 until approximately 2014 when the ASTs were removed. The northeast commercial structure was likely associated with the bulk oil operations and may have been a storage/warehouse building until demolition between 1983 and 1996. The western commercial building was demolished between 1996 and 2004. The current portable building was installed between 2018 and 2022.

The following significant data gap was identified during completion of this Phase I ESA:

* PM was unable to determine the former use of the western commercial building from 1969 to 2004 through review of reasonably ascertainable records. The lack of documented historical uses hinders PM's ability to identify RECs associated with the former operations.
