Additional Property Attributes

Reasonably ascertainable records for the subject property extended back to approximately 1936. Data failure occurred associated with the historic sewer source has been identified a significant data gap.

Standard and other historical sources were able to document that the property consisted of vacant land from at least 1936 to 1962. The central portion of the current commercial building was constructed between 1965 and 1967 with various additions constructed to the building between 2006 and 2017. The warehouse building was constructed in 2017. The commercial building was occupied by General Equipment Company from at least 1967 until 2000 (possibly until 2003). General Equipment Company was a parent company of John Deere and operations consisted of tractor sales and service activities. The commercial building has been occupied by Southern Heating & Cooling since at least 2005 (possibly since 2003) where operations consist of limited air duct manufacturing. Based on the lack of regulatory listings, the limited operations, and the limited time relatively limited air duct manufacturing operations have taken place (17 years), PM has not identified the current air duct manufacturing operations as a recognized environmental condition (REC). The warehouse building has been utilized as a warehouse for Southern Heating & Cooling since construction.

The following de minimis condition was identified during completion of this Phase I ESA:

* PM observed dark staining adjacent to a hydraulic press in the commercial building. The concrete in the area of staining was in good condition. Based on the small size of the staining and good condition of the concrete, PM has identified the staining as de minimis.

The following significant data gap was identified during completion of this Phase I ESA:

* PM was unable to determine when the current buildings connected to municipal sewer or whether a private septic field was utilized. PM has identified this lack of information as a significant data gap that impacts the ability to determine whether former septic systems would represent a REC.

This assessment has revealed no evidence of recognized environmental conditions connected with the property except the following:

* The commercial building was occupied by General Equipment Company, which performed equipment service operations, from at least 1967 until 2000 (possible until 2003). Historical interior waste streams associated with the former service operations would have consisted of general hazardous substances and/or petroleum products. A portion of this time period preceded major environmental regulations and current waste management and disposal procedures. The historical waste management practices associated with the former service operations are unknown and may be a source of subsurface contamination.

No adjoining and/or nearby RECs have been identified.
