Additional Property Attributes

The building located on the central portion of the property is approximately 59,700 square feet in size and is not currently in use. The building located in the southwestern corner of the subject property is approximately 22,000 square feet in size. This building is being used by Timeless Medical Aesthetics (Dr. Mitzi Ferguson), Mid-South Pathology & Microbiology, and The Family Health Clinic for Children & Adults (Charles D. Borum, M.D.). The building located in the southeastern corner of the subject property is approximately 12,000 square feet in size. This building is currently being used by Compassus Hospice & Palliative Care, Adams County Home Therapy, and Fresenius Kidney Care Adams County Home Dialysis.

The Sprint Mart No 69 site is located approximately 292 feet to the northwest of the subject property. The site has three leaking underground storage tank (LUST) events associated with it. The first suspected release event started on June 6, 1995, and closed on February 7, 1997. The second suspected release event started on April 12, 2018, and closed on August 3, 2018. There is a third suspected release listed with the start date of December 23, 2021. It is reported as being assessed. The underground storage tank (UST) system currently consists of two 10,000-gallon and one 4,000-gallon gasoline tanks that were installed on January 1, 1977. Mississippi Department of Environmental Quality (MDEQ) recently initiated Limited Site Investigations (LSI) at 80 high vapor LUST sites with the purpose to determine if contamination exists outside of the UST system and if further assessment is necessary. The Sprint Mart No. 69 site is on this list. Since the site is currently being assessed because of high vapors in the tank bed indicative of a release, the Sprint Mart No. 69 site is considered a REC until the results of the assessment can be reviewed.
