Additional Property Attributes

The subject property consists of a 7.71-acre parcel of land that is currently developed with a multi-tenant retail/office structure that is currently occupied by Hair Crown Beauty Supply, Star Nails, Kids Party Palace, Amy African Hair Braiding, vacant tenant space, M-Cove Special Occasions Event Venue, Legacy Social Club, Church on the Word Christian Centre (CWCC), Beauty Town, and The Red Room All Event Center. The southwest and southeast portions of the property are developed with retail/office structures that are currently occupied by SIRG Daiquiris & More and Cash Cow Title & Payday Loans, respectively. Asphalt drive/parking areas are located to the east of the multi-tenant structure on the property and around the retail/office structure on the southeast portion of the property. The structure on the southwest portion is surrounded by concrete parking/drive area. Asphalt/gravel/concrete parking/drive areas are located behind the multi-tenant retail/office structure. According to Mr. Grover Yelverton, Co-Owner of the subject property, a cattle farm was located on the site prior to the construction of the onsite shopping center. Historical records indicate the multi-tenant retail/office structure and the two retail/office structures have been present on the subject property since at least 1967. The structure was occupied by One Hour Martinizing 1967 to 1983 and from 1989 to 1999 and was also occupied by James Cleaners from 1993 to 1999. Historical records also indicate the structure on the southwest portion of the property was occupied by Phillips 66 Service Station 1971 to 1980 and PPM observed the presence of fill ports for two underground storage tanks (UST) adjacent to the east side of the structure. The remaining tenant spaces in the structures on the subject property have always been occupied by retail and/or office space.

Historical records indicate that the retail/office structure on the southwest portion of the subject property was occupied by Phillips 66 Service Station (retail petroleum station) from at least 1971 to at least 1980.The current presence of two USTs on the subject property represents evidence of a REC.

Historical records indicate that the multi-tenant retail/office structure currently on the subject property was previously occupied by two dry cleaning facilities. It is PPM's experience that dry cleaners using PCE both before and after environmental regulations began in the 1970s have a high likelihood of releases; therefore, the former presence of these dry cleaning facilities on the subject property represents a REC.

Based on the close proximity, the potential up-gradient hydraulic position, and the lack of available soil and groundwater sampling data, the former presence of a UST on the adjoining
property to the west prior to regulations represents a REC in connection with the subject property.
