Additional Property Attributes

The Property was developed with 9 residential structures as early as 1934. By 1967, an apartment complex was present on the central portion of the Property. Residential dwellings in the northwest and south portions of the Property were demolished as early as 1973 and 1999 respectively. The building located at 312 South Broadway Street was used for commercial purposes as early as 1972. The commercial uses included a doctor's office and a dentist's office. At the time of reconnaissance, the Property was occupied by four multi-unit apartment buildings, two single-unit apartments, a vacant commercial building, and a storage garage. The remainder of the Property consisted of paved parking, grass covered land and landscaped areas. Plastic containers containing gasoline and antifreeze were observed on asphalt on the west side of the Property near the cabin located at 302 South Broadway Street. One municipal dumpster was observed on the north side of the Property. Two containers of gasoline were observed in the maintenance room in the building located at 284 South Broadway Street. Containers (less than 2 gallons) containing paints, pesticides, rust remover, and general household cleaners were observed in the basement of the building located at 272 South Broadway Street. 5-gallon buckets of pavement sealer were stored in the basement of the vacant commercial building. No staining was observed in the vicinity of the chemical storage or the municipal dumpster.
The area to the north was developed with residential structures as early as 1926. A roadway adjoined the Property to the east and Lake Orion adjoined the Property to the west. A garage and retail store to were present to the east. Further east a lumber and coal yard and a gasoline filling station were depicted. By 1934, two additional gasoline filling stations and multiple gasoline tanks adjoined the Property to the east. Residential structures were present to the south. By 1967, additional commercial structures were located to the east. A commercial development was present to the north as early as 1999. According to environmental records, the site located east of the Property (295 S. Broadway Street) was designated a "facility" under Part 201 for the known presence of VOCs contamination. At the time of reconnaissance, the areas to the north and east consisted of commercial developments. The area to the south consisted of residential and commercial developments. Lake Orion adjoined the Property to the west and South Broadway Street adjoined the Property to the east.
