Additional Property Attributes

The Property was developed with at least ten residential structures as early as 1934. The remainder of the Property was grass and tree covered. By 1949, thirteen additional structures and an unpaved roadway were depicted on the Property. Two residential structures in the southeast corner of the Property were demolished as early as 1991. At the time of reconnaissance, the Property consisted of approximately 2.50 acres of land developed with six two-story residential homes, one one-story residential home, and 13 one-story cabins. The remainder of the Property consisted of vacant grass covered land, a dirt road, and landscaped areas. A soil pile was observed on the northern portion of the Property. Five-gallon buckets containing sealants, one approximately 2.5-gallon gasoline container, one propane tank, and a municipal dumpster were observed in the central portion of the Property. A storage area containing household items such as, a microwave, bicycle, lawnmower, wood pallets, gardening tools, and a go-kart, etc., in the central portion of the Property. Multiple sumps were observed in the basements of the residential homes and debris piles were observed containing common household trash in the residential home located at 468 South Broadway Street.

Surrounding areas to the north, east, and south consisted primarily of residential developments as early as 1934. A retail store was located to the east of the Property. Lake Orion adjoined the Property to the west. A roadway adjoined the Property to the south and east. By 1943, a retail store adjoined the Property to south. Commercial developments expanded along South Broadway Street as early as 1983. By 1993, a commercial development was located to the north of the Property. Commercial uses of the adjoining sites included restaurants, retail stores, dentists' office, doctor's offices, car rental, law firms, and a bank. At the time of reconnaissance, commercial developments were located to the north, south, and east. Commercial uses included a restaurant, a bank, a gift shop, a realty company, a dentist's office, law firm, and a drill bit sales company. Residential developments were located to the south. Lake Orion adjoined the Property to the west and South Broadway Street and Heights Road adjoined the Property to the east and south respectively.
