Additional Property Attributes

The currently vacant lot formerly operated as a Clark gas station until 2004. Underground storage tank (UST) systems were removed in 2004 and 2011, where a release of petroleum product was encountered. The property currently remains unresolved in the Illinois EPA's Leaking UST Cleanup Program. In 2020, Illinois EPA Office of Site Evaluation performed groundwater sampling at the property to determine modern contaminant concentrations. The City had interest in acquiring the property via donation for blight removal and greenspace creation. However, a former drycleaner that predated the gas station became of concern. Phase I and Phase II ESAs were completed to evaluate the dry cleaner REC. The results of the Phase II indicate no impacts from the former dry cleaner. During the forthcoming reporting quarter, the City will move forward with acquisition via donation and will see that the LUST incident is addressed with a NFR letter through the Illinois EPA's Leaking UST cleanup program using local funds that may be reimbursed through the Illinois LUST fund. The property transaction will occur in early 2023.
