Additional Property Attributes

The property is located just south of Rockford's Auburn Street round-a-bout business district. Formerly used as a grocery store and interior design studio, the building has sat vacant since 2004 awaiting redevelopment. The property was offered to the City via donation from a local developer. However, during a Phase I ESA as part of the standard due diligence process, a former dry cleaner and filling station were located on a portion of the property historically. A subsequent Phase II ESA was completed to evaluate the RECs. The Phase II soil and groundwater results came back with no contaminant detections above local cleanup standards. An asbestos inspection was also completed on the structure and identified ~6,050 square feet of multi-layer asbestos containing floor tile that will require abatement. In July 2022, the City moved forward with acquiring the property and redevelop it to support Think Big. Think Big is a local non-profit that specializes in helping women and minorities get their small businesses up and running. The City will lease the building to Think Big once the build out is complete. Full asbestos abatement occurred in the fall of 2022 along with some of the initial interior demolition. The full buildout, estimated at $2 million, had its groundbreaking ceremony on October 2, 2023 and is expected to be fully operational by the fall of 2024.
