Additional Property Attributes

Property consists of historic two-story building constructed in 1911 in downtown Tipton. The building was vacant/abandoned for over five years. Initially when built the structure was used as a Masonic Temple. The last use of the structure was as a bar/grill on the first level and upper level was utilized for residential. The building was in severe decline as the roof had failed causing water damage and mold throughout the structure and a pipe burst in the basement caused even further damage. Property owner abandoned the structure and the city acquired property in 2022, abated asbestos, repaired roof, removed mold and then transferred property to developer. IA DNR Brownfields program paid for a portion of the asbestos abatement which was completed in Nov 2022. The developer is in process of renovating first floor into sports bar and grill and second floor into two apartment units. Apartments are to be completed August 2023 and commercial until is anticipated to be completed by January 2024. Total renovation/rehab project cost estimated to be over $1,000,000.
