Additional Property Attributes

Property is currently a paved parking lot for City of Ann Arbor. Two RECs have been identified: 1) former commercial industrial uses, including a blacksmith, furniture factory, carpenter shop, and dairy factory including the potential use of an underground fuel storage tank; and 2) several adjoining properties have operated as gasoline filling stations and dry cleaning plants. A Phase II ESA and an Additional Investigation have been completed. Soils at the Subject Property have been identified as containing volatile organic compounds (VOCs) including 2-methylnapthaene and 1,2,3-trimethylbenzene; polynuclear aromatic hydrocarbons (PAHs) including benzo(a)pyrene,fluoranthene, naphthalene, and phenanthrene; and heavy metals including arsenic, chromium, lead, selenium, zinc, and mercury with concentrations exceeding the Michigan Department of Environment, Great Lakes, and Energy (EGLE) Part 201 Residential Cleanup Criteria. Impact was identified within soils from the ground surface to as deep as 10 feet below ground surface (bgs) across the whole Subject Property. The source of impact is believed to be from non-native fill material related to historical demolition activities. Groundwater (including perched groundwater) has not been encountered at the Subject Property within a maximum explored depth of 20 feet below ground surface.
