Additional Property Attributes

The Property is located at 21558 Highway 99 in Edmonds, Washington, (tax lot 00580700002201) and consists of approximately 1.36 acres of commercial land. The Property includes a 21,600 square-foot, single-story commercial building constructed in 1967 that is currently vacant. Prior uses of the Property, according to historical documentation and interviews, include a thrift store (Value Village), a hardware store (Home Builders Center), a retail paint store (Standard Brands and Wax & Raine Retail Store), and a grocery store. According to records obtained from the City of Edmonds and site reconnaissance observations, a UST is or was likely present in the southwest corner of the Property, adjacent to the existing building. Information related to the operation, use, or closure of the UST was not identified. Given the lack of available documentation related to this UST, it is possible that the subsurface contains hazardous substances associated with the operation of the UST. A fire inspection report dated December 8, 2018, noted that there was a hazardous waste area in the west portion of the building. A follow-up inspection report dated February 12, 2019, noted that hazardous and flammable materials had been transferred to a steel drum for storage. No violations or releases were reported.
