Additional Property Attributes

The 6.55-acre Property is comprised of five parcels and a portion of a sixth parcel: 13933402034 (803 and 813 Shadow Lane; 0.43 acres; owned by City of Las Vegas), 13933402014 (1711 Wellness Way; 0.13 acres; owned by City of Las Vegas), 13933402015 (1707 Wellness Way; 0.16 acres; owned by City of Las Vegas), 13933402024 (922 South Martin L King Boulevard; 0.16 acres; owned by University of Nevada, Las Vegas [UNLV]), 13933402028 (926 South Martin L King Boulevard; 0.17 acres; owned by UNLV), and a portion of 13933406006 (1608 Hastings Avenue; 5.5 acres; owned by UNLV). The Property parcels roughly form an elongated "U" shaped piece of land "stretched east to west," that are situated on the north fringe of the UNLV Shadow Lane Campus. A portion of the 1608 Hastings parcel comprising the Property includes the UNLV Facilities Management building with an address of 1001 Shadow Lane. The Facilities Management building was constructed circa 1975 and is located on the west portion of 1608 Hastings, fronting Shadow Lane. UNLV opened the 8,560 square foot building in 2004 to house support staff for the campus including Facilities Management, University Police and Parking Services. A fenced area located at the northeast corner of the building was utilized to store maintenance equipment, utility vehicles, and landscaping materials. A hazardous materials storage container was located on the east side and adjacent to the Facilities Management building and surrounded by a chain-link fence. UNLV Facilities Management occupies the majority of space within the building, including two offices, a break room, a welding room and shop. The Facilities Management group is tasked with all aspects of building maintenance including minor utility cart, vehicle and equipment maintenance. Bigger projects and maintenance activities are handled at the Maryland Campus. The University Police and Parking Services occupy an office, kitchen, and a holding cell in the event of an incarceration. The central and northeast portions of the 1608 Hastings parcel contained an asphalt parking lot for the UNLV Shadow Lane Campus. Property parcels 1711 & 1707 Wellness in addition to 922 MLK & 926 MLK were observed to be gravel covered lots. The 813 Shadow parcel is bisected by Wellness Way (formerly Bearden Drive), which was realigned (moved to the south) sometime between January 2017 and April 2018 so that it aligned with the existing intersection of Wellness Way and Shadow Lane and presumably was renamed Wellness Way at this time. This right-of-way is part of the Property (i.e., located within the 813 Shadow parcel boundary). Historically, the portion of the 813 Shadow parcel located on the north side of Wellness Way was listed with an address of 803 Shadow Lane (both addresses are referenced in this text). Both the north and south portions of the 813 Shadow parcel are a mix of gravel and asphalt paved parking surfaces. Historical records indicate the Property and vicinity were primarily residential in the early 1950s until sometime in the late 1970s and early 1980s. By 1983, the central portion of the 1608 Hastings parcel had been redeveloped into a paved parking surface and the 1001 Shadow Lane structure had been constructed. By 1983, the northeast portion of the 1608 Hastings parcel had been converted to a paved parking surface. In 1994, a structure had been constructed on the 813 Shadow Parcel and by 2010 the structure was demolished and redeveloped with another structure. In addition, by 2010 the residences previously located on the 1707 and 1711 Wellness parcels had been demolished. Also in 2010, the parking lot located on the central portion of the 1608 Hastings parcel had been expanded to the east, similar to its present-day configuration. The residences located on MLK were demolished between April 2019 and 2021.
