Additional Property Attributes

PPM Consultants, Inc. (PPM) conducted the site reconnaissance on May 5, 2022. According to historical records reviewed, prior to 1964 the property appeared to be developed for agricultural use. According records reviewed at the Union County Chancery Clerk's office, the property
was owned by Union County Development Association from 1966 to 1999. While Mr. Robbins owned the property, it was developed with a large manufacturing building. Regulatory records indicate that Ertel Manufacturing operated on the property from 1992 until approximately 2000. Regulatory records list that DynaGear Pistons operated on the property beginning in approximately 2000. An interview with the current owner confirmed the operation of a piston manufacturer prior to current ownership in late 2012. The property is currently a vacant warehouse. The property representative stated that the property has been vacant for at least five years.

The surrounding properties to the north, west, and east have been predominantly agricultural and light residential use since the beginning of historical documentation. The north adjoining property was developed in or about 2014 an is utilized as a church. The properties to the south were developed with commercial/manufacturing operations in or about 1982 according to historical imagery.
