Additional Property Attributes

The Subject Property consists of the 3.79-acre Clark County tax lot #17928501007 on the east corner of South Boulder Highway and Equestrian Drive. The Subject Property is bound by South Boulder Highway to the southwest, Equestrian Drive to the northwest, Sausalito Drive to the northeast, and the Clark County Museum site to the southeast. The Subject Property consists of vacant undeveloped land owned by the City. Surrounding sites include single-family residences to the northeast across Sausalito Drive, the Clark County Museum to the southeast, South Boulder Highway followed by parking and apartments to the southwest, and Equestrian Drive followed by a vacant undeveloped site to the northwest. A mix of vacant and commercial use, primarily along South Boulder Highway, and single-family residential development along Equestrian Drive exists in the larger Subject Property vicinity. An interview was conducted with NDEP staff that indicated there was one open remediation case and one UST facility (with no open or closed cases) located within a 0.5-mile radius of the Subject Property. The open remediation case indicates a tractor trailer saddle tank ruptured in the parking lot at 830 East Horizon Drive, resulting in approximately 40 gallons of diesel impacting pavement and soil. No RECs were identified as part of this interview. No evidence of RECs, HRECs, or CRECs was found in connection with the Subject Property.
