Additional Property Attributes

Available historical documents list the property as the following: baseball stadium in 1910; industrial development from 1918-2006; and surface parking lot from 2009-present. A Sanborn map dated 1918 depicts the property as part of the larger "Waterloo Gasoline Engine Company" that included part of a foundry with a pattern shop and coke core oven, several unidentified structures, vacated and proposed streets, railroad siding, slough (swamp) and several proposed facilities. Sanborn maps dated 1962 and 1968 depict the property as part of the larger "John Deere Tractor Company" that included several "factory buildings", one which included a pyroxylin lacquer spraying booth and another that included a spray paint booth, a raw materials warehouse, concrete tunnel, a 400-gallon kerosene tank, and two (2) 2,500-gallon oil USTs. Aerial photographs dated 1941, 1952, 1958, 1963, 1972, 1978, 1983, and 1994 depict industrial structures associated with John Deere Company covering the property. Aerial photographs dated 2002 and 2006 depict a significant portion of the structures demolished.

Phase II ESA identified elevated semi-volatile organic compounds (SVOCs) and arsenic concentrations in soil. Arsenic concentrations appear to be above applicable standards, however, within what would be considered background for the area. Groundwater samples were not collected as ongoing groundwater monitoring is occurring across a larger site that includes the subject property. Elevated groundwater is known to be present on the subject property. Additionally, elevated volatile organic compound (VOC) vapor concentrations above industrial EPA Regional Screen Level (RSLs) were identified in sub-slab samples.
