Additional Property Attributes

Standard and other historical sources were able to document that the first developed use of the subject property occurred prior to 1937 for agricultural purposes and ceased by at least 1941 in the northern, by 1946 in central portions and by 1967 in the southern portion. The central and
northern dwellings and garages were constructed were constructed in 1941 and 1946 and the southern dwelling and garage constructed between 1956 and 1957. The northern garage was likely demolished between 1983 and 1987. The property has been utilized for residential purposes
since construction.

PM has included a discussion of Non-ASTM Scope Considerations based upon industry standards and lender requirements. A Business Environmental Risk is defined as a risk which can have a material environmental or environmentally-driven impact on the business associated with the current or planned use of a parcel of commercial real estate, not necessarily limited to those environmental issues required to be investigated in this practice. The following significant Non-ASTM Scope Consideration and/or BER was identified during completion of this Phase I ESA:
* PM's limited visual observations during the site reconnaissance, suspect ACMs identified included vinyl floor tile, ceramic floor tiles, drywall and plaster walls and ceilings, and acoustical ceiling tile. The materials appeared to be in good condition. It is understood that building demolition is planned.

Following due diligence, the developer will construct a new Pine Village Senior Center containing approximately 60 residential units.
