Additional Property Attributes

The first developed use of the subject property occurred between 1946 with the construction of two office buildings associated with a used car lot. Prior to 1946, the property was vacant land. The former buildings were demolished, and the current building constructed in 1958. The current building was occupied by LaSalle Distributing Company from at least 1961 (likely from construction) until 1980, was occupied by a church between 1983 and 1986 and has been a furniture and antique retail store since 1989.

The following onsite REC has been identified:

A suspect pipe was observed, consistent with vent pipe along the western exterior face of the building. PM was unable to determine through interviews with knowledge site contacts and review of reasonably ascertainable information the use of the pipe. Based on PM's experience, the pipe may be associated with an orphan underground storage tank (UST). The potential exists for orphan USTs to be present and/or for a release to have occurred. The on-site REC vent pipe was later determined to be the vent pipe for an emergency sump pump generator.

The following adjoining and/or nearby REC has been identified:

* The north adjoining property, identified as 20211-20245 Livernois Avenue, has been utilized by former automotive supplier between the late 1950 to early 1970s and chemical manufacturer from at least 1983 until the early to mid-1990s. The historical use and waste management practices associated with the chemical manufacturer are unknown but would have likely consisted of general hazardous substances and/or petroleum products. Based on this information, close proximity to the subject property (approximately 50 feet), the potential exists for a release to have occurred and migrated onto the subject property.

On September 7, 2022, PM completed subsurface investigation activities at the subject property that consisted of advancing two soil borings (SB-1 and SB-2) and collecting two soil samples for laboratory analysis of VOCs and PNAs to assess the off-site REC identified in PM's June 2022 Phase I ESA.

No concentrations of VOCs or PNAs were detected in any of the soil or groundwater samples collected from the subject property above the EGLE GCC and/or laboratory MDLs. Based on the absence of target analytes above the most restrictive Part 201 Residential cleanup criteria in the soil samples collected from the subject property, the subject property does not meet the definition of a "facility" as defined in Section 20101(1)(r) of Part 201, of P.A. 451 of 1994, as amended. Additionally, Parts 201 and 213 of the 1994 Michigan Natural Resources Environmental Protection Act (NREPA) provide liability protection for off-site migration of contamination to the subject property.

PM Environmental (PM), a Pinchin Company, has completed a Pre-Demolition Asbestos Containing Materials (ACM) and Lead-Containing Paint Survey of the Industrial Property located at 20201 Livernois Avenue, Detroit, Michigan.

The results of PM's survey identified the following ACM:

* 9" x 9" Off-White Floor Tile (HA10) - 4,950 Square Feet
* Light Heat Shield (HA15) - 6 Square Feet
* Transite Electrical Arc Chute (HA20) - 2 Square Feet
* Interior Door Frame Caulk (HA21) - 238 Square Feet
* 9" x 9" White Floor Tile (HA25) - 100 Square Feet
* 9" x 9" Black Floor Tile (HA27) - 300 Square Feet
* HVAC Fiberglass Duct Insulation with Paper Layer (HA29) - 625 Square Feet
* Remnant Transite Board (HA30) - 5 Square Feet
* Transite Exhaust Pipe (HA31) - 20 Linear Feet
* Woven Expansion Joint Fabric (HA32) - 15 Square Feet
