Additional Property Attributes

Historically the subject property was the site of a dwelling dating from at least 1894 until at least 1948. Later, a retail petroleum station was present on the subject property from 1975 to 1990. Currently, the subject property contains a former automotive repair garage on the west side of the property and a paved area on the east side. The automotive repair shop is currently closed and no business is being conducted on the subject property. After the developer decided to develop another property instead, the property owner decided not to sell the property and not to allow the soil and groundwater testing after the SSQAPP was approved; therefore, the Phase II ESA was not conducted. The site formerly contained three gasoline USTs that were installed in 1975 and removed in 1990. A closure assessment in June 1990 concluded that the subsurface had not been contaminated based on samples taken only from the tank pit during the tank removal. No samples were collected along the product lines, and no groundwater samples were collected. The automotive repair shop has four shop bays and one in-ground hydraulic lift. A likely waste oil UST was discovered still in place behind the building on the subject property. The surrounding area is made up of mostly commercial properties with some residential properties to the southeast. Currently there are many vacant store buildings located in the surrounding area. Historically the area has had various businesses such as retail petroleum stations, automotive repair shops, dry cleaners, cotton gin facilities, and furniture shops. Leaking USTs were discovered on an adjoining property to the north across Ladiga Street in 1994 and this property has an open UST release incident as the site has no responsible party. A former petroleum station was located on the adjoining property to the west. Former cleaners and auto repair shops were also located near the subject property.
