Additional Property Attributes

The Property is identified by Grays Harbor County as parcel number 051805400200 which comprises
approximately 0.18 acres of land developed with an approximate 11,820 square-foot, two-story
commercial/residential structure constructed in the early 1900s and generally in poor condition. A small
cinderblock shed is located behind the building along the alleyway to the southeast. The area at the
southeast corner of the building was observed to be overgrown with vegetation with scattered household,
construction, and miscellaneous debris. The first floor is currently in use as a retail auction store called
Auctions on 8th. The second floor was recently occupied as a residential space. The owner of the
Property is Clevenger Properties LLC.
The Property is located within a mixed commercial/residential area, bounded to the northwest by 8th
Street followed by retail and vacant stores; to the northeast by Coastal Therapeutic Massage; to the
southeast by an alleyway followed by residential property; and to the south by an apartment building. The
Property is zoned as Downtown Commercial.
