Additional Property Attributes

The site consists of approximately 0.38 acres of land that was developed with a two-story building and a basement that was constructed in 1900. The building was approximately 25,440 sf and sat vacant for years. Most recently it was occupied by a former retail business, bar, office and residences. Past occupants of the building included Strand Theatre Motion pictures, a florist, a barber shop, electrical supply company, an undertaker and an auto supply company.
The city of Clinton acquired the site in 2019 due to delinquent taxes under chapter 657A.10. ECIA assisted the city with obtaining a Phase I. The Phase findings recommended further investigation based on prior use of the site and age of structure for asbestos. An asbestos inspection had been done previously indicating asbestos containing material was in floor tile and piping throughout the building. In March 2023 the city had the asbestos abated, removing 10,010 sf of asbestos containing material and 2,000 linear feet of piping containing asbestos. Environmental waste consisting of light bulbs, paint cans, and cans of acid were also removed from the property and disposed of as hazardous waste. In late March 2023 the structures were deconstructed and 924 tons of stone were placed on site to make it ready for reuse.
