Additional Property Attributes

A portion of this site was previously assessed in ACRES under #227102. The address for parcel was 1000 S 4th St. The property was purchased and combined with 413 10th Ave. The two parcels were combined in 2011 and now have a combined total site size of 0.374 acres. The property is developed with two buildings. The building at 413 10th Ave S is a 6,660 sf metal warehouse that was constructed in 1976. The vacant building formerly addressed as 1000 S 4th St was constructed prior to 1885 and is approximately 4,400 sf and consists of two-stories. The building was formerly a retail store on the first floor and apartments on the second floor. ECIA financed a Phase I on the property. City acquired property and completed RACM demolition of the structure as it was attached to other buildings that were compromised on 8/11/23 due to a partial collapse of the structure at 1006-1008 S 4th St. Over 100 tires were found in the building and the landfill would not accept with the asbestos debris so the contractor cleaned and treated the tires then took to landfill separately for recycling. Expense for cleaning and treating tires as well as disposal of the tires paid for by contractor. Site has been cleaned, seeded and graded and is ready for reuse. City transferred the parcel back to the prior owner who plans to expand its commercial siding supply business on the parcel. Property owner renovated a business warehouse located on a portion of the parcel that became more visibile once the entire row of buildings was demolished on the 1000 S 4th St Block. Renovation cost: $30,000.
