Additional Property Attributes

The Subject Property consists of one parcel currently developed with two adjoining, vacant buildings. The Subject Property formerly operated as a service station in the northern building (1807 East Alexander Street) and various apartments and retail in the southern building (202 South Colorado Street). Environmental database records and historical city directories indicate the site formerly operated as a gasoline dispensing station and service station from the 1970s through the early 2000s. There is the potential of a release of petroleum products and hazardous substances such as solvents from historical fueling and auto service operations. During an April 12, 2022 site reconnaissance, an in-ground basin was observed east of the former on-Site service station building. Oily water and unidentified wastes were observed inside the basin. It is unknown whether this basin operated as a used oil holding tank, an oil-water separator, or a grease trap for a historical on-site restaurant. The holding tank appeared to be damaged and is likely to cause a release to the Subject Property. Historical city directories identified Martin's Cleaning Center as a dry-cleaning facility on the north-adjoining property. According to interviews with those familiar with this facility, the drycleaner operated from the 1960s to approximately 2005. This facility likely used hazardous substances, specifically chlorinated solvents, during on-premises dry-cleaning operations. Based on the duration of operations, interviews, and distance from the Subject Property, this facility has the potential to adversely impact the soil, groundwater, and/or vapor at the Subject Property.
