Additional Property Attributes

The site is an approximate 0.32-acre parcel owned by Reddoch Development LLC and developed with a vacant multi-story office building and paved parking area. Based on the estimated age of the building, potential asbestos containing building materials and lead based paint within the building are an environmental concern. Additionally, the site is situated in a well-developed area in downtown Lafayette, where potential migration of contaminants from off-site sources should be assessed prior to redevelopment. LDEQ conducted a Phase I ESA of the site under our TBA program to investigate these environmental concerns, which was completed in September 2022.

The September 2022 PI ESA identified several RECs associated with surrounding historical dry-cleaning, service station, and auto repair operations. Additionally, non-scope considerations including potential asbestos, lead-based paint, mold, hazardous materials, solid waste and abandoned materials were identified during the site reconnaissance. LDEQ is working with stakeholders to determine next steps.

Plans for reuse include office space and/or mixed use, and redevelopment of the site would assist with revitalizing one of the gateways to downtown Lafayette.
