Former Use: The site has been historically used as an active strip. The site is partially vacant with four of 11 spaces occupied and has been partially blighted for decades.

Environmental Concerns: Based on the age of the strip mall structure, asbestos containing material (ACM) and lead-based paint (LBP) within building materials are a concern. Additionally, potential contaminants from off-site sources (gas station & potential dry cleaner on adjacent property) are a concern based on the early development of the surrounding area (i.e. prior to current stringent regulatory standards of commercial and industrial sites). Extensive rodent excrement has also been identified throughout the structure.

A Phase I ESA was completed in September 2022, which did not identify any RECs. The Phase I ESA did identify non-scope considerations including potential asbestos, lead-based paint, mold, hazardous materials, solid waste
and abandoned materials observed at the site during the site reconnaissance.

Proposed Future Use: The prospective purchasers are one of the current tenants. Reuse plans include remediating and renovating the strip mall to attract tenants to bring jobs and economic resources to the area, as well as revitalize a major street through the Oak Villa and Park Forest communities. The prospective purchaser intends to keep the existing businesses and make it into a commercial center for the community.
