Additional Property Attributes

A Phase I ESA completed in August 2022 (per ASTM E1527-21) identified RECs in relation to the subject property's historical ownership/use by FEC railroad. The subject property contained railroad tracks up through the 1960s. RECs were also identified in relation to off-site sources (adjacent petroleum storage facilities that ceased operations prior to regulatory standards, and an adjacent dry cleaning facility with significant impacts that have not been delineated toward the subject property).
A Phase II ESA completed in October 2023 revealed benzo(a)pyrene and arsenic impact in soils above State cleanup criteria. In addition, a groundwater sample collected from one monitor well exhibited lead, BaP, and indeno(1,2,3-cd)pyrene impacts in excess of State cleanup target levels. Additional soil sampling was recommended to delineate impacts, and confirmatory groundwater sampling was recommended at the single location of significant impacts.
