Additional Property Attributes

The property is fully occupied by a 50-foot by 400-foot one-story vacant brick warehouse building that was historically divided into four areas with separate assigned addresses, historical uses, and occupants. The site was occupied by a lumber yard in 1906. The current building was constructed circa 1910-12. Sometime between 1950-1970 the walls of the building were raised by 6-8 feet and a new roof constructed (possibly in response to a major fire). Historical occupants of different portions of the building include Valley Lumber Co., United Warehouse Company, Fowler Lumber Company, Alta District Lumber Company, Johns Manville Inc. (roofing supplies), Sequoia Lumber Company, The Feed Barn, the Fresno Chamber of Commerce, Avernell & Arioto Florists, H.Graff Co., Mark Lally Company, Zellerbach Paper Co., Butler Johnson Inc., Slater Furniture Co, Falcon Enterprises of Fresno, Angelo & Son, Germain Seed & Plant Co, California Spray Chemical Co, Eagle Transfer Company, Mid Valley Distributing Company, Fresno Macaroni Co., Armour & Company, United Fairway Produce Company, and Brentwood Egg Company. Of these uses, the only one identified as a REC was use by the California Spray Chemical Company which occupied a portion of the building from 1931-1946 and which was a distributor of a wide-range of pesticides, poisons, and other hazardous materials. A structural analysis of the building suggests that the cost to bring the building to current earthquake and other construction codes would significantly exceed the cost of building a new structure in a similar design. Hazardous building materials were abated and cleaned up between December 2023 and February 2024. The building was demolished in February 2024 and the basement was backfilled to grade. Future development plans for the property are expected to include a 4-story parking garage.
