Additional Property Attributes

This property includes two parcels in Bedford Heights Ohio and is approximatly 5.88 Acres. Arco Heating & Air Conditioning constructed part of the building in 1957 and diverted Bear Creek. Several additions were made over the years until Arco vacated the building in 2012 leaving it vacant. An underground storage tank investigation found a 1,000 gallon gasoline tank inside the norther portion of the building under a staircase. The UST was removed prior to the demolition which took place in February of 2021. During the demolition an abandoned septic tank was also discovered and removed. During the phase II testing Voc's, PAHs, TPH, RCRA 8 Metals including mercury, arsenic, barium, cadmium, chromium, lead, selenium, and/ or silver were all present in the soil at concentrations above labratory MDLs. However all MDLs were below the cited comparison standards. No VOC analytes were present in the groundwater with the exception of acrolein, 1,2- dibromo-3-chloropropane, 1,2-dibromoethane, and 1,2,3- trichloropropane, all MDLs were below the repective UPUS comparioson standards. These 4 were not detected at concentrations above laboratory MDLs but the MDLs are above the cited comparison standards. However because these cnmpounds are not known to be associated with the historical operations at the property and were not detected in soil samples it is unlikley that these analytes would be present in groundwater due to release at or near the property.The property is owned by the Bedford Heights land bank and they are marketing it with an adjacent city land bank owned parcel for industrial use.
