Additional Property Attributes

A Phase I ESA completed per ASTM E1527-13 (AAI Compliant) and ASTM E1527-21 revealed RECs identified with the subject site (former use as retail gas station with auto repair) and a nearby unregulated underground storage gas tank (just a few feet off-site) that offered the potential for migrating contamination.
A Phase II ESA conducted in early 2023 revealed that six USTs are suspected to remain on-site. Initial soil and groundwater assessment revealed TRPH and PAHs in excess of residential direct-exposure cleanup criteria in soils, BaP was also identified above its commercial-industrial direct exposure cleanup criteria. Impacts to groundwater included Isopropylbenzene (cumene) and naphthalene.
Supplemental assessment conducted in August-September 2023 included removal of USTs with proper closure assessment. The closure assessment revealed limited impacts in excess of State cleanup target levels.
