Additional Property Attributes

The Jackson County Economic Development Partnership wanted to determine if past history of the site was hindering it from redevelopment. The warehouse was constructed in 1950 and is 1400 sq ft. Historic use of the property for bulk fueling and vehicle maintenance operations since approximately the 1950s A 250-gallon AST currently on the Subject Property with unknown contents. Analytical results included detections of VOCs, PAHs, TPHs, and metals commonly associated with bulk fueling station operations, including exceedance of BUSTR soil saturation limits of TPH-GRO and TPH-DRO at one location (SB-06). Lead soil concentrations were also observed exceeding Ohio EPA's VAP Derived Leach-Based Soil Values. Detections of SVOCs exceed Ohio VAP UPUS at one location (SB-06) and included the COCs 1-Methylnaphthalene; 2-Methylnaphthalene; and Dibenzofuran. Metal detections were less than the Ohio EPA VAP UPUS, with exception of arsenic at SB-06 and cobalt at SB-01, SB-04 and SB-09. A sub-slab and soil gas vapor sample was collected by Tetra Tech and submitted for laboratory analysis. Sub-slab vapor sample analytical results indicate detections of Benzene present at concentrations exceeding U.S. EPA VISL commercial scenario. Analytical results of indoor air indicate detection of Naphthalene present at concentrations exceeding the Ohio VAP Generic Indoor Air Standard.

U.S. EPA tasked START under contract 68-HE-0519-D0005, Task Order Line Item No. F0107-0001DL103 to perform a supplemental assessment and cleanup planning.
