Additional Property Attributes

The 3.5-acre Site is improved with one 2,264-square foot (sf) single-family building and a 600-sf detached garage. By 1850, the Site was developed for agricultural and residential uses, which continued through the 1900s. Mr. Russell, the former owner, indicated that property was used for sheep farming and pasture land in addition to the residence. The Site is currently vacant, it is unclear when this transition in use occurred. Based on overgrowth of the circle driveway captured in aerial photographs, it is estimated the Site has been vacant at least since ownership transferred to the town in 2020.
This Site has been improved with the two Site buildings (former residence and barn) since at least 1915 based on historical research. A Smith & Wessel Associates, Inc. Inspection Report dated April 26, 2021 identied asbestos in window glazing (and loose can of glazing); one mercury containing thermostat and other potentially hazardous wastes including fire extinquishers, batteries and exist signage; and lead paint associated with the abatement Phase I Environmental Site Assessment (ESA) was completed for the Site on November 9, 2021 identified arsenic in soil as a recognized environmental condition (REC) based on documented presence on an adjoining property and throughout Boxford. A heating oil aboveground storage tank (AST) was also observed in the basement of the residence. Potential releases from this AST was also identified as a REC. A Phase II ESA was completed for the Site in December 2021 to assess the RECs identified in the Phase I ESA. . Based on the sampling performed as part of the Phase II ESA, arsenic in soil was confirmed for the Site, and a release from the heating oil AST was dismissed. The full extent of arsenic in soil currently remains a data gap.
