Additional Property Attributes

The Subject Property was developed with two structures on the central and south portions from at least 1938 until 1982 when the south building was no longer present, and the central building was expanded to the south. The structure remained unchanged from 1982 until present. A second structure was present on the north portion of the Subject Property by 1999. The Subject Property was identified as Cass River Coatings in 1998 and Vassar Coatings by 2000 until 2008. Previous environmental reports identified the operations at the Subject Property as automotive parts cleaning, coating, sealing, painting, and baking. VOC and metal contamination were present in soil and groundwater samples above Part 201 criteria. At the time of reconnaissance, the Subject Property had two buildings and multiple businesses occupied the building consisting of a lawn care business, residential construction, tire shop and the remainder was used by a local hardware for storage. A gasoline AST, and two dumpsters were located on the north portion and pole-mounted transformers were located on the west portion. Gravel parking was located on the north portion, paved parking was located on the south and west portions and grass covered land was located on the east portion.


Surrounding areas to the north, east, and south consisted of railroad tracks and associated buildings from 1895 until present. Residences were located to the west from 1895 until the present. A school was located to northwest from 1895 until 1942. A foundry was located to the east/southeast from 1924 until 2020. The area south of the Subject Property consisted of residences from 1895 until the 1970's when the site was redeveloped for industrial operations, including Peters Manufacturing Company. Environmental reports associated with the south-adjoining site and the foundry identified contamination above Part 201 criteria. At the time of reconnaissance, commercial developments were located to the north, east and south of the Subject Property and the area to the west was residential.
