Additional Property Attributes

Standard and other historical sources were able to document that the property was initially developed between 1903 and 1908 with two dwellings in the western portion and a barber shop in the northeastern corner. Two additional dwellings were constructed in the western portion between 1908 and 1921, and the barber shop demolished and redeveloped with a junk dealer and storage building. The dwellings were demolished in stages between 1921 and 1949. A large interconnected commercial building was constructed in the eastern portion between 1936 and 1949 and the remainder of the building was constructed on the western portion between 1949 and 1953. According to the current owner, the property was occupied by Union Aluminum Company (UALCO) in the 1950s and 1960s. The building is listed as vacant on the 1962 and 1963 Sanborn maps. Additional manufacturing and metal working operations were performed following closure of UALCO (exact occupancy timeframe unknown). The potential exists that metal working operations took place from construction until the commercial building was demolished between 2015 and 2017. The property has remained vacant, with the former building foundations since that time.

This assessment has revealed no evidence of recognized environmental conditions connected with the property except the following:

* The subject property was occupied by UALCO in the 1950s and 1960s. Due to the lack of available historical records, PM was unable to determine the exact operations that occurred on the subject property. The potential exists that UALCO conducted metal working and manufacturing on site and, according to the owner, additional manufacturing and metal working operations were performed following closure of UALCO (exact timeframe unknown). Historical interior waste streams associated with the likely former metal working operations would have consisted of general hazardous substances and/or petroleum products. A portion of this time preceded major environmental regulations and current waste management and disposal procedures. The historical waste management practices associated with the former operations are unknown and may be a source of subsurface contamination.

The following adjoining and/or nearby RECs have been identified:

* The east adjoining property, identified as 122 North Raleigh Avenue, was occupied by an onsite drycleaner from at least 1962 until between 2000 and 2005. Dry cleaning operations commonly involve the usage of general hazardous substances and/or petroleum products, which, if improperly managed and/or disposed of, can be a source of contamination. Based on the long-term dry cleaning operations (at least 38 years) and the close proximity (60 feet), the potential exists that a release has occurred on this property and migrated onto the subject property.

* The southeast adjoining property, identified as 101-107 North Raleigh Avenue, was occupied by Martin Supply Company (105 North Raleigh Avenue) and Martin Supply Company Pump Division (pumps, compressors, sales, and service) from at least 1964 until between 1978 and 1983, and 107 North Raleigh Avenue was occupied by Tech-Matic Tool and Die Company in 1968. Due to the lack of available historical records, PM was unable to determine the exact operations that occurred on the subject property. The potential exists that manufacturing, tool and die and service operations took place in the commercial building from at least 1964 until at least 1983. Historical interior waste streams associated with the likely former manufacturing and service operations would have consisted of general hazardous substances and/or petroleum products. A portion of this time preceded major environmental regulations and current waste management and disposal procedures.
