Additional Property Attributes

The subject property was developed prior to 1908 with two dwellings in the eastern-central and southeastern portions and two outbuildings in the northern portion. A portion of a third dwelling was located on the northern property boundary and extended onto the north adjoining property. Between 1908 and 1921, an additional dwelling was constructed to the north of the eastern-central dwelling, and the northern dwelling and the outbuildings in the northern portion were demolished. Two outbuildings were constructed in the western portion between 1921 and 1928, and were demolished between 1936 and 1962. The dwelling in the southeastern portion was demolished, and a commercial building was constructed in the southern portion between 1953 and 1962. The 1962 and 1963 Sanborn maps documented an occupant of the southern commercial building was Union Aluminum Company (UALCO). According to the current owner, the property (and adjoining properties) was occupied by E.H. Darby's UALCO in the 1950s and 1960s. Due to the lack of historical records, PM was unable to determine complete occupancy history and operations for the former southern commercial building. The potential exists that metal working operations took place from construction of the commercial building until it was demolished between 1964 and 1981. All structures were demolished between 1964 and 1981, and the property has remained vacant land since that time.

This assessment has revealed no evidence of recognized environmental conditions connected with the property except the following:

* The subject property was occupied by E.H. Darby's UALCO in the 1950s and 1960s. Due to the lack of available historical records, PM was unable to determine the exact operations that occurred on the subject property. According to the current owner, additional manufacturing and metal working operations were performed following closure of UALCO (exact dates unknown). Historical interior waste streams associated with the likely former metal working operations would have consisted of general hazardous substances and/or petroleum products. A portion of this time preceded major environmental regulations and current waste management and disposal procedures. The historical waste management practices associated with the former operations are unknown and may be a source of subsurface contamination.

The following adjoining and/or nearby RECs have been identified:

* The north and northeast adjoining properties, identified as PIN 26454 and PIN 23644, were occupied by E.H. Darby's UALCO in the 1950s and 1960s. Due to the lack of available historical records, PM was unable to determine the exact operations that occurred on the property. Additional manufacturing and metal working operations were performed following closure of UALCO (exact dates unknown). Historical interior waste streams associated with the likely former metal working operations would have consisted of general hazardous substances and/or petroleum products. A portion of this time preceded major environmental regulations and current waste management and disposal procedures. The historical waste management practices associated with the former operations are unknown and may be a source of subsurface contamination. Based on the likely former long-term metal working operations (approximately 53-64 years) and the close proximity to the subject property (directly adjoining and approximately 45 feet to the northeast), the potential exists that a release has occurred on the property and migrated onto the subject property.
