Additional Property Attributes

Standard and other historical sources were able to document that the property was vacant land until construction of a dwelling and outbuilding between 1918 and 1925. The dwelling was demolished between 1925 and 1948 and the property redeveloped with a small hospital (identified as Oktibbeha Hospital) in the central portion with two small outbuildings. The small hospital and outbuildings were demolished and the property redeveloped in 1948 with the current hospital building (identified as Felix Long Memorial Hospital). The hospital continued to operate until the 1970s and was subsequently used for government offices until May 2022 when it was vacated.

The following significant Non-ASTM Scope Considerations and/or BERs were identified during completion of this Phase I ESA:

* Based on PM's limited visual observations during the site reconnaissance, suspect asbestos containing materials (ACMs) were identified. Damaged suspect materials included pipe insulation in the crawl space, floor tile and wallboard and plaster walls throughout the building.

* PM observed visible water intrusion in various areas of the building and appears to be from various roof leaks and building envelope issues.
