Additional Property Attributes

The Subject Property is vacant land and was formerly used by the City of North Muskegon's Public Works Department. Historically, a landfill occupied a portion of the site. No assessment of the landfill is known to have been completed. Former underground storage tanks were previously located on site. They have been removed, and any related contamination has been adequately addressed to regulatory requirements. WheelFish Group intends to construct a residential housing development on the site in multiple phases over the next several years.

Although the approach to investigating the Phase 1 and Phase 2 portions of the property were slightly different, the results indicate that there will be similar challenges for both areas upon development. Under current guidance, potential exposure risk to mercury via indoor air inhalation will need to be addressed. This may change in the future, but as it stands now, vapor mitigation efforts should be incorporated into development plans.

The soils at the site appear to be non-native fill material that contains miscellaneous debris such as bricks. Excess material from the site should therefore be transported to a landfill for proper disposal. It should be noted that disposal facilities are currently very concerned with waste materials that contain PFAS. The presence of PFAS on this property may complicate soil disposal options, and exploration of construction methods that limit soil disturbance and include soil management considerations is warranted.
