Additional Property Attributes

Subject Property is comprised of approximately 8.0 acres of currently vacant land, with the exception
of a Union Pacific railroad spur and unpaved gravel road located on the northwest portion of the Subject
Property. There is no situs address assigned to the Subject Property. Current Subject Property operations
include the Union Pacific railroad spur. The owner of the Subject Property is the City of Aberdeen, and it
is zoned as Downtown Commercial.
The Subject Property was originally developed in the early 1900s with cabins that appear to have housed
railroad employees. According to Sanborn Maps, between 1901 and 1906, the central portion of the
Subject Property, which had previously been part of the Chehalis River, was infilled with sawdust. By
1914, the on-site railroad tracks were present, and the northeastern portion of the Subject Property
appears to be partially developed with buildings associated with the northeast adjoining saw mill,
including former fuel bins and an oil house. By 1981, these buildings have been demolished. The Subject
Property remained vacant, with the exception of the railroad spur and apparent use as a transient
encampment in more recent years.
The Subject Property is located in a mixed commercial/industrial area, bounded to the northwest by the
Union Pacific Railroad rail yard; to the northeast by an industrial storage yard; to the southeast by the
Chehalis River; and to the southwest by an industrial storage yard.
