Additional Property Attributes

The Subject Property is identified by Grays Harbor County as Parcel ID Nos 417091423005 and
417091514004, which are comprised of approximately 23.6 acres of vacant land. There is currently no
situs address assigned to the Subject Property. The Cosmopolis Waterway, formerly identified as Mill
Creek, traverses the Subject Property from the south-central portion of the Subject Property to its
northeastern corner. The owner of the Subject Property is Friendly Village Associates of Olympia, LP. The
Subject Property is zoned as Mixed Use.
The Subject Property is in a mixed commercial/residential area, bounded to the north by the Basich Trail;
to the east by single-family residences and 2nd and 3rd Streets; to the south by undeveloped land and
single-family residences; and to the west by undeveloped land.
The Subject Property has consisted of undeveloped land since at least 1928. The north-adjoining site was
occupied by railroad tracks from at least 1928 through 1994, after which time the railroad tracks were
converted to a recreational trail (Basich Trail). A commercial facility has been present beyond the trail
since approximately 1980, and a recreational vehicle (RV) park was constructed to the east of the
commercial facility in approximately 2020. The remaining surrounding properties have consisted of
undeveloped land and single-family residences since at least 1901.
