Additional Property Attributes

The subject property, which encompasses approximately 0.7 acres, includes a one-story cinder block building with a brick fa�e on the south side and no basement. The commercial building covers approximately 12,000 square feet (ft2) and is currently unoccupied. Future plans for the property include redevelopment of the building as warehouse space for lease. An office area in the south portion of the building will also be redeveloped (as office space). It should be noted that the property is part of a larger 2.2-acre parcel that was owned by Burks Machinery Company; only the building at 1445 E. Trafficway Street and immediate surrounding area were the the targeted areas for the Phase II ESA . The redevelopment cost is estimated approximately $300,000, which would leverage 3 new jobs. [2024-1-3: Per the Phase II Report: two building materials (12-inch by 12-inch floor tiles in the south portion of building, and roof flashing tar) were identified as ACM (containing asbestos at a concentration above 1 percent). No LBP was identified on the exterior of the building, but one positive reading for LBP was obtained-from an interior wooden bathroom door at a concentration of 1.72 mg/cm2. Thus, future renovations (including abatement and disposal activities) that could disturb these ACM or LBP items should be conducted in accordance with applicable local, state, and federal regulations. Undisturbed, no cleanup needed. Cleanup is needed during renovation activities to remove ~50 various size containers of paint, new and used motor oil, and unlabeled unknown items, including one 55-gallon drum of waste oil, which could require special handling for disposal.
