Additional Property Attributes

At the time of the reconnaissance, the Subject Property consisted of seven parcels of land totaling approximately 4.4 acres. The western portion was development as a parking lot. The central portion was developed with an approximately 50,000 square-foot building (main building) used for the assembly of power take off (PTO) devices. A grass-covered area was located to the west and a parking lot and loading dock was south of the main building. The eastern portion was developed with an approximately 4,500 square-foot warehouse and a parking lot and the northern portion was grass covered and developed with a paved trail. This assessment has revealed the following recognized environmental conditions in connection with the Subject Property: the potential for contamination as a result of the former uses of the Subject Property for coal storage, manufacturing, a machine shop and auto repair, as well as the known release from the hydraulic compactor and the potential for migration of contamination from the former eastern-adjoining automotive repair shop (404 Dr. MLK Jr. Boulevard) onto the northern portion of the Subject Property.
The following vapor encroachment conditions (VECs) and/or emerging contaminant concerns were identified at the Subject Property: the potential for contamination as a result of the historical uses of the Subject Property for coal storage, manufacturing, a machine shop and auto repair and the potential for migration of contamination from the former eastern-adjoining automotive repair shop onto the northern portion of the Subject Property.
