Additional Property Attributes

The subject property consists of one legal parcel occupying approximately 0.16 acres. The subject property is currently developed with a 1,624-square-foot office building that was constructed in the early 1970s. Prior to the 1970s, the western portion of the subject property was owned and utilized by the adjacent property to the west, 143 W Main Street. Two underground storage tanks (USTs) were installed on the subject property in 1971 and subsequently removed in 1993 associated with the adjacent property to the west. The subject property was vacant land from at least the mid-1930s until the early 1970s. In the early 1970s, the current building was constructed and has since been utilized as a residence, machine/tool shop, hardware store storage, a restaurant, a retail store, and a beauty salon. In 2005, the subject property was transferred to Scott Ford LLC and continued to be utilized as a beauty salon (Bombshells Beauty Parlor). An REC was identified based on the former presence of USTs at the western portion and the potential for a release to have occurred.

Sampling results indicate that soil contamination exists on the Subject Property, as defined by Part 201 Environmental Remediation of NREPA, P.A. 451 of 1994, as amended, based upon identification of select VOCs in soil in excess of Michigan Department of Environment, Great Lakes, and Energy (EGLE) Part 201 Generic Residential Cleanup Criteria (GRCC). Select VOCs also exist in soil at concentrations exceeding Volatilization to Indoor Air Pathway (VIAP) Screening Levels (SLs).
