Additional Property Attributes

From at least 1903 to 1946, the subject property was either undeveloped or no coverage was provided by fire insurance maps reviewed. By 1949 the subject property had been developed with a small building - likely a residence. The subject property was developed with the existing commercial building in 1969. A variety of businesses operated in the building from 1969 to 2009: The Dairy Tree ice cream parlor, Mississippi Power and Light, New Creation Community Service Center, New Creation Feeding. The last city directory listing for the subject property was in 200,9 when New Creation Feeding was listed at the address. Historical restaurant, office, and non-profit uses of the subject property do not represent a recognized environmental concern (REC). The subject property is currently developed with a vacant commercial building. The northern and southern adjoining properties have historically been used for commercial purposes. The eastern adjoining property was historically developed with an orphanage and then a mall. The eastern adjoining property currently is operated by the Jackson Medical Mall Foundation as a medical complex and business incubator. The western adjoining property was historically operated by Pepsi, and currently sits vacant. This assessment has revealed no REC, controlled recognized environmental conditions (CREC), and/or significant data gaps (SDG) in connection with the subject property. The ACM survey was performed on June 15, 2023, by a PPM (www.ppmco.com) State of Mississippi Certified Asbestos Inspector. PPM's scope of work included a visual survey and sampling of accessible suspect ACMs on the interior and exterior areas of the building. The inspection included a visual assessment of suspect ACMs and subsequent sampling and analysis. According to the analytical results, none of the 24 samples collected were identified to contain asbestos. This conclusion is based on the EPA definition of an ACM as material composed of ".greater than 1% asbestos."
