Additional Property Attributes

The Kansas Department of Health and Environment (KDHE) completed a Phase I Brownfields Targeted Assessment (BTA) at the above referenced property in Lyons, Kansas. Based on the information collected during the Phase I report, "Recognized Environmental Conditions" were identified as significant potential for contamination due to the a 55-gallon drum and a hydraulic elevator pump in the basement. Significant potential for contamination also exists from the adjoining property to the south's history as a lumber yard and an active upgradient Leaking Underground Storage Tank (LUST) site. Due to the identified REC, KDHE recommended a Phase II environmental assessment.

Business Environmental Risks (BERs) were found during a NESHAP Limited Asbestos, Lead-Based Paint (LBP), and Mold Survey. Based on the information collected during the survey, asbestos containing materials and lead based paint were identified.

KDHE completed a Phase II to evaluate the "Recognized Environmental Conditions" (RECs) identified during the Phase I. The Phase II consisted of soil borings collocated with groundwater probes. Soil samples were collected at the site for volatile organic compounds (VOCs) and total petroleum hydrocarbons (TPH) analysis along with soil samples which were collected for RCRA Metals analysis. Groundwater samples were collected at the site for VOCs and TPH and RCRA Metals analysis. Based on the soil data obtained during the Phase II BTA activities, lead was detected in the soil at one location at concentrations above its respective Risk Based Standard for Kansas (RSK) residential soil pathway. Based on groundwater data, arsenic, barium, cadmium, chromium, and lead were detected exceeding their RSKs for residential groundwater. The site will be referred for further investigation of the RCRA Metals contamination. Based on the intended reuse, further investigation is not necessary through the Brownfields Program and the property is cleared for redevelopment
