Additional Property Attributes

At the time of the site reconnaissance, the Subject Property remained a gravel-covered vacant lot and was developed with an approximately 10 foot x 15 foot building.
This assessment has revealed the following recognized environmental conditions in connection with the Subject Property:
* On June 6, 2016, IDEM issued a Covenant Not To Sue for the Subject Property and listed metals as the contaminants of concern.
* The potential for undelineated petroleum hydrocarbon contamination to remain on the Subject Property.
* The potential for migration of contaminants from unknown or unreported releases associated with the eastern-adjoining machine shop, auto repair shop, dry cleaner, and plating and grinding shop, as well as the tire/automotive repair shop to the southwest onto the Subject Property.
The following vapor encroachment conditions (VECs) and/or emerging contaminant concerns were identified at the Subject Property:
* The potential for contamination associated with the past uses of the Subject Property.
* The potential for migration of contaminants from unknown or unreported releases associated with the eastern-adjoining machine shop, auto repair shop, dry cleaner, and plating and grinding shop, as well as the tire/automotive repair shop to the southwest onto the Subject Property.
It is the EP's opinion that further investigation is warranted.
