Additional Property Attributes

This property is currently forfeited land. Historically, the western portion of the property was developed as a funeral home and storefront. By 1936, the property also included two automobile garages. In 1940, the property was listed as the Gasorowski Memorial Funeral Home and maintained this status through approximately 2001. In 2001, the property was acquired and used by the Tate Funeral Home until approximately 2015. Around this time, a high-profile controversy involving the business led to a criminal investigation which ultimately resulted in the shutdown of the Tate Funeral Home. On February 7, 2023, the Subject Property, which currently consists of the former Tate Funeral Home and parking lot became forfeited land.

Soil, groundwater, and sub-slab vapor, exterior soil gas, and indoor air analytical results were collected to further evaluate the RECs identified in connection with the Site and were compared to Ohio VAP generic numerical standards. There were no COCs detected in soil samples collected above Ohio VAP direct contact GNS for commercial/industrial land use or construction/excavation activities. Arsenic, chromium and lead were reported at concentrations above UPUS in samples collected from the temporary wells installed as part of the due diligence activities. However, groundwater samples collected from temporary monitoring wells are generally used as a screening tool, and the results are likely not representative of actual groundwater conditions. Temporary well sampling methodologies may often introduce suspended sediments into groundwater samples that could affect metals analytical results. Furthermore, the Site is located within a USD and groundwater is not utilized for potable purposes; thus, the exceedances of UPUS are not reasonably anticipated to pose a concern and no further groundwater investigation is warranted for these due diligence purposes.
Finally, there were no VOCs detected above applicable standards in sub-slab vapor, exterior soil gas, or indoor air media sampled during these investigation activities.

The Lucas County Land Reutilization Corp. plans to abate ACM and demolish structure in the near future. The building is in disrepair.
