Incorporate green building techniquesGreen building is the practice of creating healthier, more resource-efficient models of construction, renovation, operation, maintenance, and demolition. Green building techniques can be instrumental in addressing increased frequency and intensity of extreme weather events and natural disasters by more effectively controlling stormwater, reducing waste and energy use, and designing smarter infrastructure that allows for adaptation and mitigation. Techniques may include green roofs; energy, lighting, and water efficiencies; use of sustainable building materials; and incorporation of passive survivability features. Passive survivability is a building's ability to maintain habitability without relying on external utility systems for power, fuel, water, or sewer services, as well as being better able to withstand floods, severe weather, and temperature extremes.

Additional Property Attributes

Until 1979, building was owned and occupied by Centennial Lodge No. 572, Independent Order of Odd Fellows. Structure built in 1890. In 1980's lower level was split with an insurance agency occupying one side and a beauty salon on the other side. Second floor was used for residential. Beginning 1999, the building was converted to a bar and operated as such for ten years. The building sat vacant for almost fifteen years. Occasionally it has been used for storage but has been abandon and vacant for years. The City of Miles acquired the property through Chapter 657A in 2022.

The City has been diligent in finding a reuse for the site to enhance the City's beautification. The two-story building slowly deteriorated, presenting a safety hazard with bricks falling on adjacent properties. The City applied for Brownfields assessment funds from ECIA. ECIA funded a Phase I which recommended an asbestos inspection and helped the city strategize on additional funding opportunities to aid in making the site ready for reuse.

The City applied to IA DNR Brownfields program for assistance in obtaining an asbestos inspection and to IA DNR Derelict Building Grant for funds to deconstruct and divert building materials from the landfill. A total of 93.28% of the building materials were diverted from the landfill. The city abated asbestos in the building in September 2023 and began deconstruction in December 2023. A civil lawsuit delayed the project for a few months and deconstruction continued in August 2024 and was completed in December 2024. The limestone foundation was left in place due to its proximity to neighboring properties and the sidewalk. The site was backfilled, graded and is ready for redevelopment.
