Additional Property Attributes

Identified Recognized Environmental Conditions (REC) include past site use of the subject property as a landfill or dump, and past use of the property to the north as a landfill or dump. We recommend a Phase II Environmental Site Assessment to collect soil and groundwater samples to determine if there are environmental impacts to soil or groundwater to the subject property from the RECs.

Phase II and supplemental Phase II work concluded In general, lithology encountered at the site consisted of alternating layers of brown silty to coarse sand, limestone gravel, brown clayey sand and sandy clay. Saturated soil was not encountered. � Chromium concentrations in soil were detected above the FDEP Leachability-based SCTL but below the Residential Direct Exposure SCTL. Therefore, while chromium does not present a Direct Exposure hazard to future Residential site users, it may eventually pose an exposure risk to future groundwater users. � Barium concentrations in soil exceeded the Residential Direct Exposure SCTL but did not exceed the Leachability-based or Commercial/Industrial Direct Exposure SCTLs. Therefore, while barium in soil is not likely to result in groundwater contamination, it may pose a Direct Exposure risk to future Residential site users. � The pesticide alpha-BHC was not detected in any additional soil samples. � Chlorodibromomethane and dichlorobromomethane concentrations in MW-2 did not exceed the GCTLs.

With regard to site soils, an Analysis of Brownfield Cleanup Alternatives (ABCA) to evaluate remedial options and/or institutional controls to prevent exposure to barium and alpha-BHC by future Residential users is recommended. With regard to groundwater, an ABCA to evaluate remedial options and/or institutional controls to prevent exposure to arsenic and chromium by future site groundwater users is recommended.
