Additional Property Attributes

The Subject Property is comprised of 0.7366 acre of commercial land situated north of Nebraska Avenue and west of Junction Avenue, both of which provide access to and from the Subject Property. The Subject Property is rectangular and is partially developed with a vacant 12,575-square foot, two-story church with a full basement constructed in 1890. A small chicken coop, a playground, and garden are all present on the northern portion of the Subject Property.

The Catholic Diocese of Toledo owned the Subject Property from the time the church was constructed in 1890
through 2018, when the Subject Property was acquired by the Lucas County Land Bank. The church building
operated as St. Anthony's Catholic Church from 1890 through approximately 2004-2005 and has been vacant since
that time. A school previously existed on the northern portion of the Subject Property, where the playground currently
exists, from 1890 through approximately 2004.

Based on the results of the Focused Phase II ESA, MSG concludes the following:
* The data indicate that soil sampled in the northeast corner of the Site is not been impacted with VOCs from the two former off-Site dry cleaners;
* Shallow groundwater was not encountered during this Focused Phase II ESA to a to depth of 20 feet bgs;
* The data also indicate that soil vapor in the northeast corner of the Site contains a number of organic constituents including likely solvents and/or petroleum products. Benzene, ethylbenzene, chloroform, and naphthalene were detected were detected at concentrations above their respective Ohio VAP Residential Indoor Air Standards, but below their respective Ohio VAP Commercial/Industrial Indoor Air Standards; however,
* MSG used the U.S. EPA VISL Calculator to evaluate the soil vapor analytical results and identify if the detected VOCs suggest a potential risk to indoor air via the vapor intrusion pathway. The VISL-calculated indoor air concentrations for all of the detected VOCs were below their respective Ohio VAP Residential and Commercial/Industrial Indoor Air Standards. Therefore, the detected VOCs in soil vapor do not appear to pose a risk to indoor air via the vapor intrusion pathway.
