Additional Property Attributes

The Subject Property consists of approximately 0.9 acres of land developed with one building that
contains a canopy and two islands that were used between 1975 and 1996 to dispense gasoline, diesel
fuel, and propane. There is also a fenced vehicle storage yard. Although the gas and propane distribution
station has been vacant and unoccupied for many years, Amerigas currently leases the Property and
uses it for storage of two pickup trucks and one propane tanker truck. The interior of the building at the
includes several offices, a lunchroom, two bathrooms, a parts room, a small storage room, a garage and
a vehicle washroom. When the business was active, a total of up to seven underground storage tanks
(USTs) were used to dispense gasoline and diesel fuel and had eight documented releases. Seven of the
USTs were removed between 1988 and 1996. One appears to have been permanently closed
(abandoned) in place. In 2006 the Arizona Department of Environmental Quality (ADEQ) closed the
leaking UST (LUST) files for the Property finding that concentrations of releases in soil/groundwater met
risk based corrective action levels
