Additional Property Attributes

At the time of the site reconnaissance the Subject Property consisted primarily of wooded land with meandering creeks and marshland. A former railroad grade and a river levee were located on the northeast portion. Grass-covered areas, a garage, and a well house were located on the southwest portion. A parking lot and paved trails and a driveway were located along the southern boundary. Interior portions of the garage consisted of a meeting area and storage for landscaping equipment, building supplies and an electric golf cart. This assessment has revealed the following recognized environmental conditions or vapor encroachment conditions (VECs) in connection with the Subject Property: the potential for the migration of soil vapor from the northern-adjoining Red Ball Recycling site onto the Subject Property, the known benzo(a)pyrene and arsenic concentrations in soil at the Subject Property exceeding applicable regulatory screening levels, and the potential for contamination as a result of the past use of the Subject Property as a railroad track. It is the EP's opinion that further investigation is warranted.
