Additional Property Attributes

The Subject Property consists of one legal parcel occupying approximately 0.13 acre that is currently developed with a three-story structure totaling approximately 10,016 square feet in size and constructed in 1930. Use of the Subject Property as a hotel began in approximately 1907 and continued until the summer of 2018 when the Adams Hotel closed. The Subject Property has remained vacant and inactive since the closing of Mat's Cafe and Catering in the fall of 2021. While no concerns for impacts to the Subject Property have been identified based upon the site ownership and use history, this assessment has revealed the following Business Environmental Risk (BER): The offsite property at 224 South Mechanic Street (Gattshall's Transmissions), which is located approximately 40-feet south, is listed on the EDR Historic Auto database as an automotive repair shop for the years of 1971 to 1976; 1986 to 2000; 2008, 2013 and 2014.
